Phuket homes of the free standing house variety are more expensive per/m2 compared to apartments and condominiums because of the land component in the price.

Free standing houses and villas are available to buy or rent right across the island. Land prices are most expensive on the West Coast, so house prices there, whether you buy or rent, reflect this.

Probrably the best value for money are houses in Phuket Town and in the South around Chalong and Rawai.

For total seclusion, look for a house or land to build a house in the North East.

Be aware that in 99.9% of cases what you are 'buying' is essentially the house and a 30 year lease on the land, which is extendable to a maximum of 90 years.

Phuket Homes – Types of Homes

Phuket houses range from 2 to 6 bedroom free standing homes with a garden, garage, pool etc. to 1 and 2 storey semi–detatched homes.

All of which will either be single residential houses, a managed compound with security etc, or in a residential housing estate, which resemble housing estates found around the world.

Since Phuket land prices are increasing at about 20% – 30% per annum, buying the land as well as the home (if you have the right legal vehicle and an appetite for risk), should be a profitable investment.

The examples below give you an indication of what it wll cost you based on November 2007 prices, to purchase Phuket homes where the land is "leased".

Chalong – 2 bedroom, detached house, furnished, 24 hours security, communal swimming pool, maintenance for communal areas 250 Baht per month, 3.3 million Baht.

Patong – 2 bedroom, brand new, two–storey semi–detached house, fully furnished, 250m from Patong Beach, parking for 1 car, 4.5 million Baht.

Thalang – 2 bedroom, 2 bathroom, 1 storey, detatched, furnished, 2.5 million Baht.

Kamala – 2 bedroom, semi–detatched bungalow, quiet area, parking, 2.8 million Baht.

Nai Harn – 4 bedroom, 3 with en–suites, detached house, space for one car, 4.3 million Baht.

Phuket Town – 5 bedroom, 2 storey house, furnished, 7.5 million Baht.

Karon – 2 bedroom, single storey in estate of 20, 500m to Karon beach, 8.62 million Baht.

Kathu – 3 bedroom, 3 bathroom, 2 storey, detatched, garage, maids room, golf course view, 9 million Baht.
